Application Process

Applications are submitted online through Apartments.com
Prior to submitting an application, please review the rental criteria below.

Applications are reviewed in the order they are received
For purposes of determining the chronological order of receipt, an application is considered received when all required information has been submitted and all members of the applicant party have attended a tour. Tours may be completed in person or via video call.

Meaningful access or reasonable accommodation
Applicants may make a request for additional time to complete an application. The date and time of the request will be documented and serve as the date and time of receipt for purposes of determining the chronological order of receipt.

Applications are typically processed within 24-48 hours
Upon approval, applicants will be asked to confirm in writing within 24 hours, their acceptance of Lease Terms, desired move-in date, and requested number (1-6) of security deposit installments

Holding Deposit
After applicant confirms acceptance, they will be invited to set up their security deposit payment(s) through Apartments.com and schedule a minimum payment of $200 for immediate transfer, which then will be applied to the security deposit balance upon move-in. If the applicant does not initiate the holding deposit payment within 24 hours, approval may be rescinded.

Lease Agreement
Once the holding deposit has been paid, the Lease Agreement will be drafted and distributed for review and signature. If the applicant fails to sign the Lease or be in contact within 3 days, they will be deemed non-responsive. Approval may be rescinded and holding deposit may be forfeited.


Rental Criteria

6th and Grant Apartments LLC does business in accordance with all Federal Fair Housing Laws. In the providing of housing, we do not discriminate against any person based on race, color, sex, religion, national origin or ancestry, familial, marital or veteran/military status, age, source of income, or any other basis protected by applicable state or local laws.

Rental criteria are applied consistently to all applicants. As part of your rental application process you will be asked to provide the following documentation:

Identification
Valid State or Federally Issued Photo ID and Social Security Number or Individual Taxpayer Identification Number

Rental History
Current and previous residency addresses and references: Complete applications will have a minimum of 24 months of verifiable residence history including the landlord or property management contact information. In the case an applicant has no recent rental history and no other disqualifying criteria, we will work with the applicant on an alternate means of verification.

Income Verification
Current employer reference and proof of income: Complete applications will include copies of wage statements from the last 30 days or bank statement showing recurring direct deposits. Self-employed applicants may also be asked to provide a Previous Year Income Tax Return. Applicants starting new employment may be asked to provide a statement on company letterhead verifying the starting date and salary for future employment.

In addition to information provided by your Landlord and Employer references, public information about your Credit, Criminal Record, and Eviction history will be accessed by the following third party consumer reporting agency:

Criteria that may result in denial of the application:

1) Applications with lacking, falsified, or unverifiable information. Misrepresentations made at the time of application may result in the reversal of an approval or termination of a lease agreement.

2) A TransUnsion ResidentScore below 600. In the event of a denial or other adverse action due to this score, you have the right to obtain a free copy of the consumer report and to dispute the accuracy of information appearing in the consumer report.

3) Rental history reflecting outstanding rent due, multiple late payments, complaints, lease violations, or damages over $500.

4) Criminal history reflecting a pending charge or conviction for a Sex Offense (per RCW 9A.44), Violent Offense (per RCW 9A.94A.030) against a landlord, employees or other tenants, Arson (per RCW 9A.48), Manufacturing, Sale or Distribution of a Controlled Substance (per RCW 69.40) or Use of Buildings for Unlawful Drugs (RCW 69.53).

Comprehensive reusable screening reports are not accepted.

Your name, phone number, email address, postal address, postal code, user Internet Protocol (IP) addresses, social security or taxpayer identification number, driver’s license number, information about your vehicles including license plate numbers, information about your pets, date of birth, gender, age, marital status, emergency contact information, prior addresses, monthly rent paid at prior residences, employers, job titles, income, credit card information, bank account information and routing numbers.

Retention of you Personal Information
Your Personal Information may be retained for as long as you are a Resident or use the Site. Retention periods may be extended if we are required to preserve your personal information because of litigation, investigations and other similar proceedings, or if a longer retention period is required or permitted by applicable law.

We do not and will not sell your Personal Information.
With respect to each of the categories of data above, we may share Personal Information with third parties to comply with legal obligations; when we believe in good faith that an applicable law requires it; at the request of governmental authorities or other third parties conducting an investigation; to detect and protect against fraud, or any technical or security vulnerabilities; to respond to an emergency; with contracted service providers; or otherwise to protect the rights, property, safety, or security of our business, third parties, visitors to our website, or the public. We may also share Personal Information with any person to whom we transfer any of our rights or obligations under any agreement, or in connection with a sale, merger or consolidation of our business or other transfer of our assets, whether voluntarily or by operation of law, or who is otherwise deemed to be our successor or transferee.

Unit 107 is Type A accessible, Units 103 and 105 are Type B accessible.
